Step 4: The Design Phase


You'll likely begin the design process by answering a number of questions for your architect/custom builder. Take time to think about your space requirements and desired traffic patterns. Visit display homes in various neighborhoods and make note of the special features, styles, and room configurations. Have your ideas readily available.

Next you may visit the building site with your architect/custom builder to visualize how the home, lot, and surroundings will work together, and to look over some rough sketches. Clearly communicate your opinions about these initial designs. Changes are relatively easy to make at this point; later they become much more difficult and costly.

After you have chosen a design, you will select the materials to build your home. Make these decisions based on appearance, durability, maintenance, and your budget. You'll be presented with a detailed list of specification for your approval.

At this time, seek pre-approval for your construction financing so you know precisely the loan amount for which you qualify. Loan pre-approval will help guide you and your architect/customer home builder in finalizing your budget.
